Furthermore, we provide expert management for roofing replacements and complex forensic investigations involving structural, mechanical, or building envelope systems. We are specifically structured to manage projects that require architectural or engineering oversight and a formal building permit process.
Operating strictly as construction consultants rather than "at-risk" contractors, CGRES provides comprehensive administrative and technical support. This includes scope development, bid solicitation and rigorous comparison, facilitation of contracts and change orders, and the diligent management of project schedules, budgets, and quality control. It is important to note that CGRES does not perform physical labor or enter into direct contracts; all service agreements are executed between the property owner and the respective service provider.
Engagement of our services requires the execution of a Project Management Service Agreement (PMSA), as these consultancy functions are distinct from the primary Property Management Agreement. Fees are generally structured as a percentage of total construction costs, with provisions for essential soft costs such as travel, permits, and professional onsite supervision. While we provide expert guidance for project build-back and long-term recovery, we are not an emergency response provider; property owners are advised to engage approved vendors for the immediate stabilization of urgent issues such as fire or water damage.

Revitalization Highlights:
Arcadia in Charlotte, NC is a unique student housing community. It features spacious units, luxurious amenities and a convenient location near University of North Carolina at Charlotte. Despite these factors, Arcadia saw the challenge of finding additional value-add for the property due to an over-saturation of student housing within the market. The project presented unique challenges due to the architecture, building locations and desired goals for the community.
CGRes was able to deliver significant improvements to the community, creating additional value-add through CapEx projects including unit and amenity upgrades. The robust plan for improvements was carefully executed over the course of three months with a timely completion and no delays.
As the Owner’s Representative, we spearheaded a $3.5 million structural remediation program to address as-built balcony deficiencies on the fourth and fifth floors. Recognizing the complexity of executing heavy structural repairs in an occupied building, we procured and managed the consultant and design teams from inception. To optimize the budget and schedule, we established a design-assist dynamic and facilitated a Cost-Plus Guaranteed Maximum Price (GMP) contract with Lidero as the general contractor.
We oversaw the execution of selective demolition, reconstruction of balcony assemblies, installation of engineered Juliet railing systems, and the replacement of patio doors with new sliding glass systems. The scope also required targeted modifications to framing, roofing, siding, and trim, culminating in a property-wide exterior repaint. By driving this collaborative approach between ownership, the project engineer, and the contractor, we successfully value-engineered the repair strategy. This streamlined oversight ultimately reduced overall project costs, eliminated the need for resident relocations, and delivered a durable, compliant solution aligned with long-term asset performance.
